Villar group to invest P1B in Cebu in 2013

VISTA Land & Lifescapes Inc., the country’s premier homebuilder, is set to pour in more than P1 billion worth of investments in Cebu this year, a big jump from last year’s P800 million. These investments take into account a heightened expansion program, new residential projects, additional and improved amenities and commercial developments, the company said in a press statement.

This year, Vista Land, through its Camella brand, will implement another round of expansion in areas not covered yet by the company. In Cebu, more projects are eyed in the northern part of the province, particularly Liloan and Consolacion. Building of infrastructure and additional amenities in its various developments will also be a major thrust this year.

Azienda Roma, an enclave within the masterplanned community of Azienda in Talisay City, is set to build commercial spaces for offices and clinics, banks, grocery stores, restaurants, convenience stores, pharmacy, bakery, laundry and other services, to make daily living convenient for its residents.

Two of Vista Land’s well-known brands are currently operating in Cebu, Camella and Crown Asia, the pioneer in designer-themed residences. Camella has property developments situated in Carcar, Talisay, Talamban and Mactan, Cebu. Crown Asia is proud to be in Pasadena in Guadalupe and Riverdale in Talamban.

Banking on the continued bullishness in Cebu’s real estate industry, Vista Land and Lifescapes Inc. (Vista Land) of the Villar Group of Companies is set to invest more than P1-billion worth of investments for Cebu this year.

In a statement, Vista Land announced the capital expenditure this year is a big jump from last year’s P800 million.

Earlier, Vista Land President Manny Villar revealed that in their next five years, he said that they are about to put up 50-60 malls nationwide and they will be called “Camella Malls”.

“Our stand is different. We want to bring lifestyle closer to homes. Yung mall na ang pupunta sa mga tao. The concept of Camella is complete. May simbahan, may shoping area, may school at maraming amenities,” Villar said.

Camella joins forces to put up CFC Futsal

CAMELLA Homeowners’ Community Sports Club-Mactan Island and FC CAMELLANZ joined efforts to stage the inaugural CFC Take the Challenge Futsal Tournament on July 28 and 29 at the Lapu-Lapu City Sports Center.

The event, with the theme “Building Community Camaraderie through Sports; Healthy individuals for healthy community,” is sanctioned by the Pilipinas Futsal Association based in Manila and is treated as one of the important leagues to promulgate football talents in the region where national team players will be selected.

The CHC Sports club chaired by Gerry T. Paglinawan and vice-chaired by Alvin Mangubat received a positive response from various teams.

A total of 44 teams signed up including host FC Camellanz, University of San Carlos, Don Bosco Technological Center, San Roque FC, Real Cebu, Benthel Asia, Don Bosco United and Innodata.

This tournament will be held every year with the support of the Lapu-Lapu City Government office, Coca-Cola and Maribago Bluewater. Any interested teams can contact CHC-Sports Club Mactan Island.

Vista Land to add 1T units to residential projects in Cebu

VILLAR-led Vista Land & Lifescapes Inc. (Vista Land) is adding about 1,000 housing units to its existing residential developments in Cebu by 2013, a top official said over the weekend.

According to Camella operations head for Visayas Ma. Pamela Gako, 300 housing units will be added to their master-planned community in Talisay; 500 residential units in Carcar; and 500 units in Talamban.

Gako also announced the company’s plan to expand in Mactan for both horizontal and vertical developments.

She, however, declined to disclose the capital expenditure for the expansion but said it is “significant” and would generate more job opportunities in Cebu.

Last Saturday, the company launched new model house units of their Riverdale project in Pit-os, Talamban. Riverdale is a 15-hectare South American inspired residential development that sits on a 80-hectare master-planned community. It has about 200 units, of which more than 50 percent is already sold to a mix of local and OFW buyers.

Riverdale is Crown Asia’s project in Cebu that caters to middle-high market. Its house and lot units are priced from P3.5 million to P6 million.

Vista Land is the holding company of Villar’s five real estate business units: Britanny, Crown Asia, Camella, Communities Philippines and Vista Residences.

Gako said the company’s “aggressive” expansion in Cebu is buoyed by the province’s booming market, describing the city as being “the next to Manila” and its strategic location being a “jump-off” point for foreign guests and locals from Visayas and Mindanao.

She said the continued strong inflow of overseas remittances and easy bank financing schemes, complemented by low interest rates, also fueled the demand for housing, especially in provincial areas.

“We are now seeing a growing market that is already capable of owning houses,” Gako said, “Even if we are seeing a growing demand for condo units in the city proper, we are also seeing a growing market for horizontal projects where buyers opt to have their own gardens and land titles.”

Vista Land said in its latest disclosure to the stock exchange that sales in the third quarter reached over P10.1 billion, bringing the first nine months’ sales to P30.1 billion.

Vista Land chief executive officer Manuel Paolo Villar said they are optimistic to hit the full year sales and revenue targets despite the continued global market uncertainties.

For nine months, Vista Land real estate revenues reached P12.1 billion while its net income is P3.2 billion. Early this year, the company announced they were targeting about P4.2 billion in earnings and approximately P40 billion in sales for 2012.

The company’s average sale per quarter is P10 billion.

Villar said most of the sales come from the Camella brand. The company expects strong sales performance in the middle-low segment as it continues to become robust in the year ahead.
