Villar group to invest P1B in Cebu in 2013

VISTA Land & Lifescapes Inc., the country’s premier homebuilder, is set to pour in more than P1 billion worth of investments in Cebu this year, a big jump from last year’s P800 million. These investments take into account a heightened expansion program, new residential projects, additional and improved amenities and commercial developments, the company said in a press statement.

This year, Vista Land, through its Camella brand, will implement another round of expansion in areas not covered yet by the company. In Cebu, more projects are eyed in the northern part of the province, particularly Liloan and Consolacion. Building of infrastructure and additional amenities in its various developments will also be a major thrust this year.

Azienda Roma, an enclave within the masterplanned community of Azienda in Talisay City, is set to build commercial spaces for offices and clinics, banks, grocery stores, restaurants, convenience stores, pharmacy, bakery, laundry and other services, to make daily living convenient for its residents.

Two of Vista Land’s well-known brands are currently operating in Cebu, Camella and Crown Asia, the pioneer in designer-themed residences. Developers remain bullish on city’s property market

DAVAO CITY’s real estate industry continues to flourish with its growing population and a bullish property market, attracting big players to expand their projects in the city.

“Davao has continued to progress. It is one of the fastest growing cities in the country today. The presence of big companies putting up shops in the city is a manifestation that Davao has really become an exciting city in terms of investments,” Hilario Yadao, business unit head of MGS Construction, Inc., said on the sidelines of the topping off ceremony for Nottingham, Camella Northpoint‘s third condo building, recently.

MGS Construction, a Triple-A land development construction company in the country, is the builder of Camella Northpoint, a landmark British colonial themed condo development in Davao City of Camella Davao, a subsidiary of Vista Land and Lifescapes, Inc.

Yadao said real estate business is apparently doing well in the city with property development projects going on in almost every corner.

“All big developers from Luzon have noticed the progress going on here (in Davao) and they want to take advantage of that,” Yadao said.

Camella Davao general manager Marlon Escalicas said migration of people from Visayas and Luzon areas in Davao City, most of whom were relocated due to expansion of their companies in the city, triggered a rising demand for housing in the city. This does not include those coming from neighboring areas who are seeking for jobs in the city.

“Even demand for condo housing has risen,” he said. “This is spurred by the city’s growing population.”

For instance, he said, selling of their condominium units at Camella Northpoint in Bajada, Davao City has been going on smoothly.

“It didn’t take long that all units in our third building, the Nottingham, were sold out. We will speed up the completion of the condo project so we can have the turnover by the third quarter of this year. In fact the topping off is a sign that the project will soon be completed,” Escalicas said.

By second quarter, Escalicas said they will have the groundbreaking of the fourth building. The first and the second buildings at Northpoint are already occupied by some unit owners.

Within the year, Camella is also set to launch two more vertical projects in the city to address the growing market demand for condominiums.

“One is located in Bajada and the other is on Torres street. Both projects are in partnership with prominent families in the city,” he said. He did not elaborate.

Turnover of Nottingham’s 329 units to owners set in August

TURNOVER of the 329 units at Nottingham, Camella Northpoint‘s third condo building, to its owners is set to start by August, this year.

Hilario Yadao, business unit head of MGS Construction, said Nottingham is set to be completed in August, way ahead of its target completion in December.

“With our new methodology in building condominiums, the construction of the 10-storey Nottingham has been faster,” Yadao said, as he graced the building’s topping off on Saturday.

MGS Construction Inc., a Triple-A land development construction company in the country, is the builder of Camella Northpoint, a landmark British colonial themed condo development in Davao City.

“We are doing well here. We met what we have committed, in fact, earlier than what we have promised,” Yadao told Camella Davao’s partners, brokers and agents in his speech during the topping off ceremony, symbolizing the near completion of the condo building. Nottingham‘s construction started in April, last year.

“In just nine months, we have completed the overall structure of the third building,” said Yadao, a former executive of MDC Construction Inc., builder of Ayala projects and one of the country’s top construction company.

With the near completion of Nottingham, Yadao said they will start soon the construction of Northpoint‘s fourth building called the Liverpool.

“By second quarter of this year, we will start building the Liverpool. It’s a 15-storey condo building. Again, we will do something new in our methodology to hasten its completion,” Yadao said, adding they are targeting to complete Liverpool by end of 2014.

Yadao said they have continued to improve its manpower skills and upgrading its equipment to build top quality construction projects and lead in the construction industry in the country.

Marlon Escalicas, Camella Davao general manager, said they are expecting unit owners to move at Nottingham by August after the turnover, adding that the third building is already sold out.

“This is a very good way to start the year, as Nottingham‘s construction has been way ahead of schedule. Our contractor has once again shown their reliability and expertise in building condominiums,” he said.

“With Nottingham already fully sold out, our buyers want to see Liverpool soon,” Escalicas said.

He said Nottingham homeowners are also eager to move in to their new condo home.

MGS head Ferdinand Salcedo, for his part, said that with proper planning and preparation, plus the provision of two sets of formworks system, they were able to finish Nottingham in record time.

He said the company’s goal of achieving total quality in construction projects is achieved through their modern and pioneering building techniques, bolstered by their highly trained people, high-powered modern light and heavy equipment, and readily available resources.

MGS Construction has been in the construction business nationwide for almost 16 years now, building landmark projects for Crown Asia, Brittany Corporation, Camella, and Palmera Homes.

It has developed over 400 hectares of subdivision developments, catered by its entire fleet of over 80 light and heavy equipment, allowing it to simultaneously engage in several projects.

It has completed almost 260 projects, 158 of which was land development, 39 commercial and convenience stores, 56 mass housing projects and seven mid-rise buildings.

Earlier, Vista Land President Manny Villar revealed that in their next five years, he said that they are about to put up 50-60 malls nationwide and they will be called “Camella Malls”.

“Our stand is different. We want to bring lifestyle closer to homes. Yung mall na ang pupunta sa mga tao. The concept of Camella is complete. May simbahan, may shoping area, may school at maraming amenities,” Villar said.

Camella celebrates 19

CAMELLA Communities of Vista Land will celebrate its 19 years in Cagayan de Oro this October.

Kicking off this year’s festivities will be a motorcade at 8:00 a.m. on October 20 followed by a mass and a bazaar at Gran Europa.

Little Miss Camella will be held at 6:00 p.m. at the vicinity.

A day after on October 21, there will be a fun run at 5:00 a.m. followed by a Palaro at 9:00 a.m.

Then in the afternoon, there will be a cooking demo at 1:00 p.m. to be followed by a flower arrangement demonstration at 3:00 p.m. Awarding rites will be held at 5:00 p.m.

By October 26, there will be a dog vaccination at 10:00 a.m.

There will be a bloodletting at 1:00 p.m. on October 27 followed by a trick or treat in time of Halloween.

Indoor air quality means healthful living

DO YOU know that indoor air can be more polluted than outdoor air? Research shows that indoor air quality can be as much as nine times more polluted than outdoor air. Imagine that when you’re living in a condo building that’s been designed without careful consideration for the quality of its indoor air.

If the condo building you live in lacks an efficient air ventilation system, its indoor air quality could be compromised. This can lead to a warm environment that is conducive to the growth of mold and other contaminants.
